FLORIDA KEYS - Park Rules
For the purpose of these Rules the expression "you" refers to the owner/occupier and the expression "we"
refers to the owner of the Florida Keys Holiday Park.
The rules set out below are the "Park Rules" referred to in your licence Agreement. You are reminded that
any breach of these rules is a breach of your licence Agreement and may result in termination of the Licence.
SITE LICENCE
All occupiers at the park must comply with the conditions attached to the site licence which are on display in
reception / the office.
PERMITTED NUMBER OF OCCUPIERS
No Timber lodge or Holiday Home shall be used for sleeping a number of persons greater than the number for which
it was designed.
THE SEASON
Florida Keys has a 11½ month licence. Essential works for general maintenance will be carried out over a 2 week
period from 15th - 31st January each year.
VISITORS TO THE HOLIDAY HOME
All guests to the park must be invited by a Timber Lodge or Holiday Home owner and responsibility for their behavior
lies with the owner who invited them onto the park. The park is private property and the site owners reserve the
right to refuse entry to any visitors who have or may cause any problems for any of the Timber Lodge owners.
We do not permit traders or salesmen access to the Park except with our prior consent.
It is your responsibility to ensure that your visitors and occupiers of your holiday home adhere to the Park rules.
EJECTION ON GROUNDS OF BEHAVIOR
We are entitled to eject anyone from the Park who persistently acts in a manner likely to upset or annoy other
users of the Park or our staff or anyone who is guilty of a criminal offence.
STATE OF THE HOLIDAY HOME
The colour of the exterior of the holiday home may not be changed without our prior consent in writing.
A holiday home must be maintained in a state capable of movement but may not be moved off the holiday home pitch
without our prior consent in writing. Nothing may be displayed in the windows or on the exterior of the holiday
home except its number or a nameplate of a reasonable size.
KEYS
We must be supplied with a key for your holiday home during the site closure period and any other periods
which you are going to be absent from the holiday home for over 7 days.
SHEDS AND SIMILAR STRUCTURES
We do not permit external structures to be added to holiday homes or the holiday home pitch such as sheds,
storm porches, walkways and car-ports without our written consent.
We do not permit external structures to the holiday home such as a veranda or balcony to be added
without our written consent. If given we may attach reasonable conditions such as requiring the structure
to be of a standard size and type.
You are responsible for the cleanliness of the holiday home and must keep it clean and tidy.
You are responsible for keeping the area under and around the holiday home clean, tidy and free from debris.
Ornamental features or items may only be placed on the holiday home with our prior consent.
THE WINTER
It is your responsibility to drain down and prepare the holiday home for the winter, or for times when it is
not occupied.
GAS ETC
It is your responsibility to have the electricity and gas system and installations to the holiday
home checked and serviced annually by qualified engineers.
All gas, electricity and water connections must be switched off when the holiday home is not occupied.
If you experience any problem with the electrical or gas system please contact the site manager and do
not attempt to work on the Park electrical or gas system yourself.
DRAINAGE SYSTEM
Do not introduce any foreign items into the drainage system including cleaning cloths, babies' nappies,
sanitary items, condoms, cooking fat, engine oil, grease or paints, bleach or any other such solvents.
DIGGING
You must not dig any holes in the ground at the Park without consent
WASHING
Washing lines may be used if they are the rotary type or the window sill type only
and must be removed and stored inconspicuously as soon as their use has ceased.
PETS
Small dogs are permitted at the Site Owners discretion and individual written consent must
be sought before any dog is brought to the Park. The permission for a dog may be withdrawn if the animal
is a nuisance or allowed to wander or not cared for properly.
If permission is given, dogs must be kept on a short lead at all times on the park and you must
clean up if the animal defecates on the park and dispose of the fouling properly.
Cats and other pets are not permitted outside the holiday home.
SECURITY AND FIRE PRECAUTIONS
The holiday home must be equipped with adequate fire fighting equipment. As a minimum this should be
1kg fire extinguishers, smoke detector and fire blanket. All equipment must be maintained in a good
condition and in full working order.
It is your responsibility to ensure that all occupants of your holiday home are
familiar with the location of the Fire Points and the contents of the Fire Notices displayed at each point.
No fuels or combustible materials other than LPG containers may be stored on the park.
CHILDREN & OCCUPIERS
Children are the responsibility of their parents or guardians at all times. Children are to be supervised at
all times so that they are not a nuisance or danger to themselves or others.
You are responsible for all occupiers of your holiday home.
Children may not ride bicycles so as to cause a nuisance or undue noise.
VEHICLES
Speed should be kept to an absolute minimum and pedestrians and cyclists must be given priority. You must adhere
strictly to all speed limits at the Park. No vehicle except a private car is permitted onto the park and motor
homes, lorries, vans or commercial vehicles of any sort are permitted only be prior arrangement.
Quad bikes, trial bikes and scooters are not permitted on the park.
Parking on the grass and roadsides is not permitted.
Driving is restricted to the Park Roads.
Motor vehicle repairs may not be carried out a the Park but a recognized breakdown service may attend
in the event of a breakdown.
Only vehicles taxed and insured for use on a public road may be kept at the park and we will remove any
disused or broken down vehicles at your expense.
You are not permitted to give anyone else driving lessons at the Park and we do not permit Learner Drivers to drive.
Electric trolleys for disabled people must not be used on the grass.
All accessories and items towed by vehicles (such as boats and jet skis) must be insured for use on the public highway.
BEHAVIOR
Use of unlawful drugs at the holiday home is a criminal offence and will lead to the termination of the Licence
Agreement.
